High-rise window cleaning in Sydney, by rope access
Our rope access technicians clean the windows of strata towers, office buildings and apartment blocks across Sydney, working from the roof down, one drop at a time. There is no cherry picker blocking the street and no scaffold in front of residents, and rope access works whether or not the building has a building maintenance unit (BMU) or gondola.
How we clean high-rise windows
We use the mop and squeegee method combined with a pure water system, so glass dries clear without streaks or spotting. Frames and sills are wiped as we go. Every drop is rigged to certified roof anchors and supervised at IRATA Level 3. Rope access cleaning is only as safe as the anchors it hangs from, so we check the anchor tags before rigging and can inspect and certify them in the same visit if they are out of date.
Who we clean for
- Strata managers and owners corporations
- Building and facility managers of commercial towers
- Apartment and mixed-use buildings
- Builders needing a final clean at handover
We work across Greater Sydney, including North Sydney and the Northern Beaches.
Strata window cleaning for owners corporations
Most of our window cleaning is on strata buildings. We quote per clean or per program so the committee can budget it, issue resident notices with dates and balcony instructions, coordinate roof and fire-stair access with the building manager, and work around school holidays or quiet periods if the committee prefers. Because the same technicians handle sealant, concrete and painting work, a clean is a good time to pick up small façade defects before they become a levy.
Commercial towers and office buildings
Office towers, hotels, mixed-use podiums and shopfronts are cleaned around trading hours, including early starts and weekends, with exclusion zones and pedestrian management planned with building management. Buildings without a BMU, or with glass a BMU cannot reach (set-backs, atriums, glass over awnings), are where rope access makes the most sense.
How often should high-rise windows be cleaned?
Typical programs in Sydney, which we confirm at inspection:
- CBD and North Sydney office towers: quarterly to six-monthly (traffic film and dust build up quickly on busy streets).
- Coastal strata, Northern Beaches, Eastern Suburbs and Manly: every three to four months (salt spray dulls glass and corrodes frames faster).
- Inland strata and apartment blocks: six-monthly to annual.
- Retail podiums and shopfront glass: street level monthly, upper levels as above.
- Builders at handover: one post-construction clean before occupation.
To line up window cleans with the annual anchor inspection and façade checks, use our strata building maintenance calendar.
What a window cleaning quote includes
We price from a site look or your drawings: number of rope drops, glass area and frame type, anchor condition and locations, access and exclusion zone requirements, and whether frames, sills, spandrels or balustrades are included. The quote is fixed once the building has been reviewed, and most quotes are returned within a few business days.
Access and planning
Before quoting we confirm how each elevation will be reached. Rope access suits most strata and commercial façades, set-backs and atriums; where a building has a working BMU, or low glass is easier from an EWP or pole, we say so and plan around it. See rope access vs BMU vs EWP.

More than clean glass
Because our high-rise window cleaners see every part of the façade up close, they note failed window sealant, cracks and corrosion during the clean and report them with photos. Those defects can be fixed with sealant replacement or combined with façade pressure cleaning in the same access, before they turn into leaks.

“Ace were engaged by our strata committee initially to do abseiling window cleaning on our 9 floor building. Fantastic job with floor to ceiling glass on all levels.”
