How we run a common area repaint
- Inspection and scope. We walk the building with the building manager or committee member, note the condition of each area and agree what is included.
- Clear quote. Itemised by area, with preparation, products, colours and number of coats, so the committee can approve stages separately if the budget needs it.
- Resident notices. We prepare notices with dates, areas affected and what residents need to do.
- Staged works. Floor by floor or area by area, with low-odour paints, wet-paint signage and daily clean-up.
- Handover. Walk-through, touch-ups and a record of the products and colours used for future maintenance.
Repairs done before painting
Painting over damage only hides it for a few months. Before painting we patch holes and dents, fill minor cracks, caulk gaps around frames and treat water stains and rust. If something points to a bigger problem, like a recurring leak or concrete spalling, we tell you and can quote the repair separately. See building repairs and maintenance.

It depends on the size of the building and the preparation needed. A small walk-up can take days; a large tower with many levels can take several weeks. The program is set out in the quote.
Can residents still use the corridors and stairs?
Yes. We work in sections, use fast-drying low-odour paints and keep a safe path open.
Can the quote be split into stages?
Yes. We itemise by area so the committee can approve the lobby now and the upper floors in the next budget, for example.
