Commercial Painters in Sydney for Occupied Buildings

Offices, retail, schools and facilities, painted around the people who use them. Ace Abseiling is a NSW licensed painting contractor (Licence 465770C) with $20 million public liability cover. Our ground team paints interiors and lower walls, and our rope access team reaches the upper façade, so one contractor can quote the whole building.

We work across Greater Sydney, Wollongong and the Central Coast.

What a commercial client gets

  • Site walk. We confirm surfaces, access, occupied areas and any after-hours requirement.
  • Written scope. Surfaces, preparation, paint system, staging, exclusions and timing, so quotes can be compared like for like.
  • Documents for your induction. Site-specific SWMS, certificates of currency for public liability and workers compensation, and our NSW contractor licence details.
  • Work and handover. Areas returned clean and usable each day, and a final walk-through at the end.

What we paint

  • Offices, foyers, lift lobbies, amenities and meeting rooms
  • Retail tenancies and shopfronts, staged around trading hours
  • Schools, childcare and community facilities, planned around term dates
  • Car park walls, columns, line-marked areas and doors
  • Ground-level exterior walls, fences, gates, eaves and soffits
  • Balustrades, handrails and metalwork
  • Upper façades by rope access painting, often without scaffolding

Maintenance painting for building and facility managers

Not every job is a full repaint. Building and facility managers also need smaller painting work between projects:

  • Scuffed corridors, doors and lift lobbies touched up
  • Ceilings repainted after a leak has been fixed
  • Graffiti painted out on walls and fences
  • Car park walls, columns and doors refreshed
  • Tenancy make-good painting at the end of a lease

We quote this work per job or as a list of items across a building, and send before and after photos when each item is done. When a defect is above ground level, our rope access team can reach it in the same visit. Pressure cleaning, gutter cleaning and sealant repairs can be added to the same maintenance program.

Working in an occupied building

  • Work staged floor by floor or area by area so tenants keep working
  • Low-odour, water-based paints for offices and retail
  • Drop sheets, signage and wet-paint barriers in every work area
  • Hours, noise limits and access agreed with building management and written into the scope
  • Tenant notices prepared with the building or facility manager

Repairs before painting

Paint only lasts as long as the surface under it. Cracked render, failed sealant, rusting metalwork and water damage are repaired first. Our team also handles remedial repairs, concrete cancer repair and leak investigation, so the building is sound before the finish coats go on.

What a building manager says

Andrew, a building manager, on working with Ace Abseiling:

More feedback on our About page and in our case studies. Recent commercial work includes the Bristol Arms Hotel façade repaint in Ultimo and the TAFE Ultimo façade program.

Commercial painting questions

Can you paint outside business hours?

Yes, where the building needs it. Hours, noise limits and access are agreed with the building or facility manager and written into the scope before the start date.

What documents do you provide for induction?

A site-specific SWMS, certificates of currency for public liability and workers compensation, and our NSW contractor licence details. We complete the site’s own induction before starting.

Do you work as a subcontractor to builders?

Yes. We price a builder’s painting scope and work to the principal contractor’s programme and site rules. See rope access for builders and remedial contractors.

What if part of the building is above ground level?

Our rope access team paints the high sections. Ground-level and high-level work can be planned and quoted as one job.

Which areas do you cover?

Greater Sydney, including the CBD, North Sydney, the Northern Beaches, the Eastern Suburbs, the Inner West and Parramatta, plus Wollongong and the Central Coast.
